Home Information Packs (HIPS)

The Home Information Pack (HIP) was introduced in 2007 and contains information about a property – energy efficiency, boundaries and planning permissions.

The following compulsory documents must be included in a HIP:

  • Home Information Pack Index
  • Energy Performance Certificate (see our separate EPC page for details)
  • Sale statement
  • Standard searches
  • Evidence of title
  • Additional information for leasehold and common hold sales, where appropriate.

As well as standard residential sales, Green CO2 plc supplies HIPs for New Build properties, where the requirements are slightly different (see below for more details).

New Build

Since the 6th April 2007 new legislation means that all new build properties will need to have a HIP before they can be marketed. If you are marketing new build properties there are some vital new laws you need to be aware of:

  • All properties must have a HIP. Please note: This is not dependant on the property being complete; one is needed regardless
  • If the property is being marketed off-plan then the EPC normally contained within the HIP will be replaced with a Predicted Energy Assessment (PEA) - an assessor estimates energy consumption based on plans and on similar new build properties
  • A full EPC will then be required to replace the PEA once the property is completed and without this, the property will not receive a completion certificate from Building Standards.
